Fall Maintenance Checklist
Greeting from the Dabbert Custom Homes Team! As the season changes, we want to send a friendly reminder to take care of your home before it gets too cold.
EXTERIOR:
- Disconnect your black sump pump hose or underground piping outside
- Remove any hoses, splitters, or timers from exterior spigots as these could freeze and lead to a leak
- Have your sprinkler system blown out – Call with any questions
- Remove any snow build up around your furnace intake and exhaust and gas meter as this could cause your furnace to shut down
- Ensure there is no lint build up in your dryer vent outside
- Only use sand on driveways and sidewalks - using salt, kitty litter or de-icer can cause rock pops, spalling, or scaling
- Make sure furniture or items are not placed against outside walls, this could prevent air flow resulting in the wall to freeze and create potential for mildew
INTERIOR (in Mechanical Room)
- Switch your sump pump bypass to sewer
- Now is a good time to schedule your annual furnace servicing
- Ensure your furnace filter is clean, replace if needed
- Turn exterior spigots/hydrants valve to the 'off' position
- If you are leaving on vacation, turn your main water valve to the 'off' position and turn the breaker of your water heater off
- Clean air exchanger filter (run filter under water to clean) and turn air exchanger on once you turn your thermostat to “Heat”
INTERIOR
- Remove all screens that you can touch from inside the house (as noted from your final homeowner orientation)
- Remove all lower level screens to ensure snow build-up does not bend or rip screens
- Keep window coverings raised 3-4” to ensure warm air is able to reach the window
- Turn the switch on fans so that they are pulling air upwards
- Change out batteries in smoke detectors
- Ensure your thermostat is turned to the “fan on” position
- Turn your exhaust fan on while taking showers and baths
- Open/close vents and “easy airs” for best temperature consistency throughout your home
- Take all precautions to ensure humidity levels stay at recommended levels (see diagram below)
